Terms & Conditions

Last updated: 21 July 2026

These Terms and Conditions govern your use of the Dervish Global Ltd website. By accessing this site, you agree to these terms.

1. Company Information

This website is operated by Dervish Global Ltd ("Dervish Global", "we", "us"), a company registered in England and Wales under company number 13945461, with its registered office at 8 Stephenson Drive, Bishops Stortford, Hertfordshire, United Kingdom, CM23 2YU.

2. Nature of Services

Dervish Global is an independent property advisory consultancy. We provide advisory and consultancy services only, acting exclusively for our clients. We do not provide estate agency services, do not market or sell property, and do not act for vendors.

3. Advisory Capacity Only

Dervish Global acts solely in an advisory capacity. We do not act as agent for, or on behalf of, any client in negotiating, concluding, or executing property transactions; we do not hold client money, client property, or conduct transactions as principal; and all final decisions, instructions, and transactional steps remain those of the client, taken directly or through the client's own appointed legal, financial, and transactional advisers. Nothing in this website or these terms constitutes Dervish Global holding itself out as an agent, broker, or representative empowered to bind any client.

4. No Advice Without Engagement

Content on this website is provided for general information purposes only. Formal advice is only provided under a specific client engagement, governed by separate written terms of engagement agreed with the client.

5. Intellectual Property

All content on this website, including text, graphics, logos, and the Dervish Global brand, is the property of Dervish Global and may not be reproduced without prior written consent.

6. Limitation of Liability

To the fullest extent permitted by law, our total liability for any loss or damage arising from your use of, or reliance on, general information published on this website is limited to the fees paid by you under the relevant engagement, if any. We do not exclude or limit liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability which cannot be excluded or limited under English law.

7. No Client Relationship

Submitting an enquiry through this website does not create a client relationship. A client relationship, and any duty of care owed by us, is only formed upon separate written engagement.

8. Governing Law and Jurisdiction

These terms are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

9. Severability

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.

10. Changes to these Terms

We may update these Terms and Conditions from time to time. Continued use of the site constitutes acceptance of the current version.

11. Contact
